What does pressure washing cost in Fredericksburg?

What surfaces do you clean?

Driveways — the most common job we do, and usually the biggest single improvement to how a property looks from the street.

Walkways and sidewalks — the strips that pick up the most foot traffic and the most organic staining.

Patios — including the areas under covered porches, where dirt collects without rain to rinse it.

House exteriors — siding, soffits, and eaves, cleaned by soft wash rather than high pressure.

Concrete is done with a surface cleaner rather than a bare wand. It's the flat spinning tool that covers a wide path at even pressure. The difference matters: a bare wand in the wrong hands leaves visible stripes across a driveway that don't come out, because they're etched into the concrete rather than sitting on it.

What's the difference between pressure washing and house washing?

The pressure. This is the single most important thing to understand before you hire anyone.

Concrete can take high pressure. It's dense, it's flat, and the dirt is mechanically bonded to it. Pressure is what removes it.

Siding cannot. Turning 3,000 PSI on Hardie board, wood, stucco, or vinyl forces water up behind the laps and into the wall. It can strip paint, splinter wood, and leave you with moisture inside the wall cavity that nobody sees until it becomes a real problem. It can also void siding warranties.

House washing uses low pressure and a cleaning solution instead — the detergent does the work, and it gets rinsed off gently. It kills the mildew and algae at the root rather than just knocking the surface layer off, which is why a proper soft wash stays clean noticeably longer than a blasted one.

If a company quotes you house washing and talks about PSI, ask more questions.

Why does Hill Country concrete get dirty so fast?

Three things, and they're all local.

Caliche and limestone dust. If you're on or near an unpaved road — and a lot of properties out here are — you're getting a constant film of fine pale dust. It's alkaline and it bonds to concrete rather than rinsing off.

Hard water and sprinkler overspray. The same calcium and magnesium load that leaves water spots on your windows leaves mineral crust and rust-colored streaking on concrete. Well water with iron in it stains worse.

Oak and cedar. Live oaks drop tannins that leave dark leaching stains under the canopy, and cedar pollen season coats everything. North-facing surfaces that stay shaded hold moisture and grow algae on top of all of it.

None of this is dirt you can hose off. It's why a driveway can look permanently grey and still come back near-original when it's cleaned properly.

How often should you pressure wash?

Once a year covers most properties in town — driveway, walkways, and a house wash, usually in spring once cedar season is over.

Twice a year if you're on a caliche or gravel road, or if you have heavy tree cover. The dust and the tannin staining both accumulate faster than annual cleaning keeps up with.
